Project Overview

This project was designed as a multi-phase outdoor living transformation for a home in the Greenfield Shores subdivision of Brighton, Michigan. The first phase involved replacing the existing deck with a larger and structurally stronger upper deck that better complements the home and property.

The new upper deck spans nearly the entire width of the home, creating generous space for outdoor seating, gatherings, and everyday enjoyment. The elevated design takes advantage of the natural slope of the yard, offering views of the surrounding wooded landscape that is common throughout many Livingston County properties.

The structure was also engineered to support a second phase of construction that will add additional outdoor living space below.

• Construction of the new upper deck platform
• Installation of pressure-treated structural framing
• Installation of 6×6 structural support posts
• Joists installed at 12 inches on center for enhanced strength and composite decking performance
• Installation of Trex composite decking
• Installation of Trex Signature black aluminum railings

Design Highlights

The deck was designed to create a large, open outdoor living space while preparing the structure for a future lower deck addition.

The upper deck spans approximately 40 feet across the rear of the home, providing a spacious area ideal for entertaining, dining, and relaxing outdoors.

Additional deck sections extend the usable space and create a natural flow across the outdoor living area. The combination of Trex Honey Grove decking and black aluminum railings creates a clean, contemporary appearance that complements the home’s exterior.

The use of tighter joist spacing and strong structural framing ensures a solid feel underfoot while supporting the long-term performance of the composite decking system.


Future Phase

The next phase of this project will introduce a lower deck level, expanding the outdoor living space and adding a hot-tub drop-down area shown in the project plans. When complete, the two-level design will create a versatile outdoor environment ideal for entertaining and everyday use.
