Titan Decks follows a consistent, proven building process across every Southeast Michigan community we serve. While permitting requirements and neighborhood standards vary by municipality, our structured approach ensures a smooth experience from design through final inspection.

From historic Northville neighborhoods to growing communities like Wixom, Livonia, and Milford Township, our process adapts to each municipality’s requirements while maintaining consistent quality.

Initial Consultation

We begin with a free in-home consultation to understand your vision, assess your space, and discuss material options and features. This is also when we talk through any specific goals you have for your deck, including shade structures, lighting, railing, and more.

2.

Custom Design and Quote

Based on your needs and preferences, we create a detailed 3D design and provide a transparent estimate. We’ll explain all materials, timelines, and options to ensure you’re confident in every detail.

3.

HOA Approvals (if applicable)

If your neighborhood is governed by a Homeowners Association (HOA), we assist with submitting your design and required documents for approval. Every HOA works at its own pace, so we account for that timing before proceeding.

4.

Permitting & Approvals

Titan Decks handles the permitting process for every project. We work with local municipalities to pull the required permits and coordinate inspections as needed.

5.

Livingston County Note

If your project is located in Livingston County, a Land Use Permit may be required before construction begins. This permit is typically managed through your local township. Titan Decks will handle this process on your behalf.

6.

Miss Dig Utility Marking

Before any digging can begin, we contact Miss Dig to locate and mark underground utilities. This step is critical for safety and compliance and must be completed before post hole excavation.

7.

Project Scheduling

Projects are scheduled once the HOA and/or building department has granted full approval and material delivery can be coordinated. We aim to minimize lead time while aligning with inspection schedules and weather considerations.

8.

Start of Project Payment

Once permits are in place and Miss Dig is completed, and your material is in stock we collect the start-of-project payment. This payment authorizes us to order materials and move forward with your deck installation. We order materials on a just-in-time basis, ensuring they arrive shortly before the scheduled start date. This minimizes the time materials sit unused on your property.

9.

The Role of the Inspector in Your Deck Project

Building inspectors play a critical role in ensuring your deck is constructed safely, correctly, in compliance with local codes and as specified in the approved permit.

We do not proceed past any inspection phase until approval is given. Titan Decks works directly with inspectors to handle all scheduling, questions, and corrections (if any), so you don’t have to. Our goal is to make sure your deck not only looks great but meets all safety and code requirements.

10.

Post Hole Digging and Inspection

We dig post holes in accordance with the approved permit plan and local code requirements. This phase includes scheduling and passing the necessary inspection before moving forward.

11.

Frame Construction and Inspection

Our crew builds the structural frame of your deck. Once completed, we schedule the required inspection to ensure compliance before decking is installed.

12.

Decking, Rail, Lighting Installation and Final Inspection

After the frame passes inspection, we install decking, railings, lighting, and any additional accessories.  Once completed, we schedule the final inspection and pass it before the final walkthrough.

13.

Final Walkthrough & Enjoyment

Once construction is complete, we do a final walkthrough to make sure everything meets your expectations. Then it’s time to relax and enjoy your new outdoor space.
